North Bay Village, Florida, comprised of three islands, is currently experiencing significant development and growth, positioning it as a dynamic area within the Miami metropolitan region. Several key aspects highlight this transformation:  

Real Estate Development Boom

  • New Condominium Projects: North Bay Village is seeing a surge in luxury residential developments. Notably, the Tula Residences at 7918 West Drive, a 21-story waterfront building, is expected to be the first newly completed condominium in over a decade, with closings anticipated in 2026.   • Continuum Club & Residences: This 32-story residential tower at 1755 John F. Kennedy Causeway has broken ground and is slated for completion in early 2028.   • Shoma Bay Residences: This project is underway and will include a Publix supermarket on the ground floor, indicating a blend of residential and commercial development.  
  • Pagani Residences: North Bay Village will be home to the world's first Pagani Residences, a 28-story luxury building with 70 unique waterfront residences, expected to be completed in 2027.  
  • Sunbeam Properties Mixed-Use Development: Plans are in motion for a large-scale project featuring 8-10 towers, potentially reaching 650 feet in height, encompassing residential units, a hotel, office and retail space, and a marina. 
  • Marina View: S2 Development is constructing a 22-story luxury residential tower with 94 units on a waterfront site.

    **Overall Investment: Over $2 billion in new construction projects are currently in the pipeline for North Bay Village.

Infrastructure and Community Enhancements:

  • New Town Hall and Community Center: Construction is set to begin in 2025 for a new Town Hall, and plans are underway for a new Community Center.  
  • Argentine Futbol Association (AFA) Training Facility and Soccer Academy: In partnership with the AFA, a world-class training facility and soccer academy will be established in North Bay Village.  
  • Parks and Green Spaces: Plans include enhanced public parks, walking trails, and family-friendly recreation areas.  
  • Smart Infrastructure: The village is focusing on modernizing roadways and improving storm resilience systems.  
  • Island Walk: Expansion of the waterfront promenade along the borders of Treasure and Harbor Island is in the planning phase.  
  • Public Water Access: The village is developing its first public water access project.

Commercial Growth:

  • New Retail and Dining: The developments include plans for new retail spaces, fine dining restaurants, and entertainment venues.
  • Shoma Bazaar: The Shoma Bay development will feature a food hall with diverse culinary offerings.
